Located in São Paulo, this 160-square-meter apartment was conceived as a welcoming retreat for a young entrepreneur embarking on a new chapter. Designed by AVAA Arquitetura in collaboration with architect Samia Sarayedine Testa, the project responds to the desire for a home that accommodates both rest and social life. The result is an environment where identity, comfort and functionality are seamlessly intertwined, reflecting a contemporary and intentional way of living. Delivered as a bare shell, the apartment underwent a complete transformation that redefined its spatial and technical foundations. Electrical and plumbing systems were entirely reworked to ensure efficiency and adaptability, allowing each space to function intuitively. This comprehensive intervention established the groundwork for a home that feels both fluid and precise, supporting everyday rituals while anticipating moments of gathering and celebration.

As a first residence, the project carries a strong sense of personal narrative. While all furnishings were newly acquired, layers of identity were introduced through curated elements such as family photographs, colorful books and sculptural crystal trays. These objects bring emotional depth and a sense of continuity, transforming the apartment into a space that feels lived-in and meaningful from the outset. The entrance sequence is marked by a scenographic hall, where low lighting and textured Elitis wallpaper create an intimate and welcoming atmosphere. This carefully composed threshold sets the tone for the rest of the apartment, leading into a living area that embodies both sophistication and versatility. The spatial progression reveals a home designed to unfold gradually, inviting exploration and interaction.

At the heart of the project, the living room operates as a dynamic and multifunctional space. Anchored by a curated selection of furniture, including a double-sided sofa with a movable backrest, the layout adapts to different uses—from a home theater to a conversational lounge. Rugs, curtains and decorative objects enrich the composition, creating layers of texture and comfort that respond to the rhythms of daily life. The connection between interior and exterior is articulated through the terrace, where original elements were preserved while enhancing spatial integration. Large openings allow for a seamless transition between environments, while a strategic divider ensures practicality in the gourmet area. This balance between openness and control reflects a thoughtful approach to design, where aesthetics and functionality coexist effortlessly.

The terrace itself becomes an extension of the social areas, designed for conviviality and shared experiences. A solid wood dining table is paired with black leather chairs, establishing a refined yet inviting setting. The adjacent gourmet zone, equipped with a barbecue, countertop, wine fridge and minibar, supports entertaining with ease, reinforcing the apartment’s role as a place for connection. In the kitchen, functionality meets visual clarity through a design that prioritizes efficiency without compromising character. Custom cabinetry, high-performance appliances and generous storage ensure practicality, while a dark-toned palette contrasts with lighter flooring and a textured backsplash. This interplay of materials introduces depth and personality, elevating the everyday experience of cooking and gathering.

Private spaces maintain the same level of attention to detail, balancing comfort and adaptability. The guest suite, which also functions as a home office, incorporates custom millwork and a sofa bed to maximize flexibility. In contrast, the master suite offers a more intimate retreat, where soft lighting, integrated furniture and carefully selected materials create a calm and cohesive atmosphere.

Materiality plays a central role in defining the apartment’s identity. Granilite flooring, poured in situ, provides continuity and visual impact, while ebonized wood panels introduce warmth and sophistication. These durable materials not only enhance the aesthetic quality of the space but also contribute to its longevity, aligning with a sustainable approach to design that values permanence and resilience.
