There is a quiet refinement to Spanish River Estate that immediately distinguishes it from conventional waterfront residences. Rather than relying on excess, the home communicates luxury through restraint, proportion and craftsmanship. Framed by the natural beauty of Boca Raton’s coastline, the residence embraces light, openness and material richness while responding thoughtfully to the demanding realities of its tropical environment. Every architectural gesture feels intentional, resulting in a home that is both visually striking and deeply livable.

Spanning 11,407 square feet, including 8,090 square feet under air alongside a detached gym and spa pavilion, the residence was envisioned as a modern tropical sanctuary designed to withstand Florida’s coastal climate without compromising sophistication. Positioned along a 148-foot seawall with private dockage, the property establishes a strong relationship with the water, allowing the architecture and landscape to operate together as a unified experience. Expansive glazing and carefully framed openings encourage natural light and uninterrupted waterfront views throughout the home. The spatial planning reflects a strong understanding of contemporary living, balancing openness with moments of privacy and retreat. At the centre of the home, the great room seamlessly connects the living, dining and kitchen areas, creating a fluid environment suited for both daily living and large-scale entertaining. Additional communal spaces include a family room, two private offices and a versatile loft kitchenette designed to accommodate lounging, study or casual gatherings. Laundry rooms positioned on both levels further reinforce the home’s focus on comfort and functionality.

The primary suite was conceived as a private sanctuary within the residence itself. Dual bathrooms and expansive walk-in wardrobes provide symmetry and practicality, while a secluded outdoor shower patio introduces a resort-like atmosphere enhanced by integrated water features. Three guest suites with en-suite bathrooms offer privacy and comfort for visitors, while maid’s quarters and strategically integrated service spaces ensure the home operates with remarkable efficiency behind the scenes.

One of the project’s most remarkable achievements lies in its material selection, particularly the extensive use of rare multidimensional Florida coral stone. When the client presented a reference home as inspiration, the team undertook an exhaustive search to locate the exact material. After reviewing countless unsuccessful samples, Paterson Project Management recognised the original property, approached the homeowner directly and was ultimately connected with Mountainstone, the original supplier. This persistence became instrumental in achieving the distinctive architectural character envisioned for the residence.

The coral stone itself presented significant construction challenges due to its natural formation and irregularity. Full blocks could not be used, requiring custom-engineered substructures to support carefully hand-selected pieces ranging from two to five inches thick. This process was especially critical within the master bathroom water feature and the angled exterior walls, where the installation needed to appear monolithic while preserving natural texture and water flow. The result is an extraordinary expression of craftsmanship that celebrates the raw beauty of the material while maintaining architectural precision.

Equally thoughtful was the approach to exterior wood detailing. Inspired by the original reference residence, the design team initially sought natural timber cladding between the windows. However, recognising the long-term effects of Florida’s intense sun, humidity and salt-laden air, they proposed a custom wood-grain aluminium alternative. This innovative solution successfully captured the warmth and richness of real timber while delivering superior durability and resistance to corrosion, moisture and ultraviolet exposure. Even the vertical columns and mullions were fabricated to align perfectly with the selected finish, creating a cohesive and low-maintenance facade.

Inside the home, imported Italian cabinetry, bespoke interior doors and custom wall panelling establish an atmosphere of understated sophistication. Liquid Metal cladding applied to the fireplace and staircase introduces sculptural depth and refined texture without overwhelming the restrained material palette. Because many of these elements were fabricated overseas, every dimension and finish had to be finalised early in the design process. The level of coordination required between architects, project managers, engineers and craftsmen was immense, leaving virtually no margin for error throughout execution.

Architectural innovation continues through subtle yet impactful design decisions. Door heights were raised eight inches above ceiling level to amplify the perception of scale while allowing thinner soffits and concealed MEP systems to coexist seamlessly. Outdoors, a dramatic cantilevered structure supported by a 20-foot steel beam defines the pool area with remarkable visual lightness. Achieving this feature demanded extraordinary structural precision and interdisciplinary collaboration. Ultimately, Spanish River Estate stands as a powerful example of how thoughtful planning, technical expertise and uncompromising craftsmanship can produce a residence that feels both timeless and enduring.
