Miami developer DFRE has begun construction on The Triangle, an eight-story, approximately 121,636-square-foot mixed-use workforce housing development in the Health District. The project is planned with 112 rental residences, all income-restricted for households earning up to 120 percent of area median income. Apartments average approximately 450 square feet and include private balconies. Plans also include activated ground-level uses, a roughly 3,500-square-foot fitness center, 72 parking spaces and a fifth-floor pool terrace with gathering and grilling areas. The approximately $35 million development uses Florida's Live Local Act and transforms a long-vacant, irregular parcel close to hospitals, transit and neighborhood services.
Status and timeline
Under construction as of September 2026. The project is expected to top out in mid-2027 and reach completion in early 2028.
