Swire Properties' two-tower Brickell Key development comprises an approximately 800-foot tower with 228 Mandarin Oriental branded residences and an approximately 400-foot tower containing a new North American flagship Mandarin Oriental hotel and additional residences. The resort-style podium is planned with more than 100,000 square feet of amenities, landscaped infinity pools, cabanas, work lounges, private dining rooms, restaurants and wellness facilities. Specialist reporting states that crews have started deep-soil mixing to strengthen the waterfront site's ground before foundation construction.

Status and timeline

Deep-soil mixing and sitework were reported underway in early September 2026, ahead of a planned October groundbreaking. A definitive completion date has not been officially confirmed.
