About this story
Plus Casa is a 1,500-square-foot accessory-dwelling project designed and constructed by Beverly Hills-based Qastic for Luis Ramirez and family on a rectangular Los Angeles property containing an existing main house. Two arched volumes are stacked at right angles, concentrating two ADUs within a limited backyard footprint. Each level has an independent entrance and outdoor space; an enclosed central stair reaches the upper unit. The reported program in each unit includes an open cooking, dining and living area, one bedroom and a bathroom. The upper residence opens to balconies with skyline views, while the lower residence connects to landscaped patios. A steel frame supports white-painted galvanized Purlin Bearing Rib panels that continue across the curved walls and roofs. Qastic describes the reflective white envelope as a cool-roof strategy and says the continuous vault maintains water drainage while creating taller interiors, improved daylight penetration and spatial continuity. The studio also states that the structure was prefabricated off-site, incorporates noise insulation and solar-ready features, and can be operated as two households or combined as one dwelling. These performance and affordability claims have not been independently documented.
Status and timeline
Qastic’s official 2023 project post lists a 2021 start date under the earlier name Casa Ramirez. The studio’s current Plus Casa project page still labels the project under construction as of 2026-09-11, although its gallery and Dezeen’s 2026-09-10 coverage show a substantially built and photographed structure. No formal completion date, certificate of occupancy or current permit record was verified.
