About this story
Sweetbird North is an approximately 120,000-square-foot, eight-story office and retail building designed by Snøhetta for Raycliff Capital and Miami Design District Associates. Around 22,500 square feet of retail occupies the lower levels, with premium offices and planted terraces above. The project's defining element is a tensioned, coiled stainless-steel mesh veil designed to act simultaneously as a hurricane-rated screen, guardrail and solar shade. Behind it, exposed concrete bays and alternating scalloped terraces create varied office plans and outdoor workspaces. Planting transitions from dense tropical vegetation at lower levels to flowering bougainvillea higher on the building, while the roof is conceived as a landscaped crown.
Status and timeline
Construction was scheduled to begin in August 2026 and is now reported underway. A full-scale façade mock-up is planned for fall 2026; completion is expected in 2028.
