Set within the gentle terrain of Córdoba, Residence 204 unfolds as a quiet dialogue between architecture and landscape. Here, design begins not with form but with presence—the enduring carob tree that anchors the project and shapes a home where horizon, garden and daily life merge.

Residence 204 begins with a simple but defining gesture: the decision to preserve an existing carob tree at the center of the site. Rather than treating it as an obstacle within the construction process, Estudio Bearzotti Arquitectura recognizes it as the conceptual origin of the entire project. This act transforms the design approach from one of occupation to one of dialogue. The tree becomes a living reference point that informs movement, orientation and spatial hierarchy. As a result, the house feels less like an isolated architectural object and more like a structure that emerges naturally from the landscape already present. The arrival sequence reflects this philosophy. Instead of presenting a conventional façade that immediately defines the house, the approach unfolds gradually through a landscape experience. Visitors move across the garden before reaching the entrance, allowing vegetation and architecture to be read as a continuous environment rather than separate elements. This progression creates a subtle shift from the public realm to the domestic interior, encouraging a slower, more attentive perception of space. The architecture is not imposed on the site but revealed through it.

At the center of this spatial transition is the entrance hall, a transparent volume that acts as both threshold and viewpoint. Wrapped almost entirely in glass, the space allows uninterrupted visual continuity between the garden, the preserved tree and the distant golf course landscape. It is a place of movement but also of pause, where the spatial logic of the project becomes immediately clear. From this point, the house organizes itself with intuitive clarity: social spaces unfold to the left while the private program extends toward the right. This zoning strategy allows the house to maintain both openness and privacy without relying on rigid separations. Living areas, dining spaces and the kitchen form a continuous social domain where interaction and shared activities naturally occur. At the same time, bedrooms and more intimate rooms are positioned with discretion, ensuring quiet retreat while remaining visually connected to the surrounding environment. The result is a plan that feels balanced and legible, where everyday movement flows naturally between collective and private moments.

Developed entirely on a single level, the residence emphasizes accessibility and continuity with the terrain. The architects take advantage of the gentle slope descending from the access road to partially embed sections of the structure into the ground. This strategy reduces the visual impact of the building’s mass and allows it to settle into the landscape with a quiet horizontality. Rather than dominating its surroundings, the house appears anchored within them, reinforcing a sense of stability and belonging to the site. Material expression plays a fundamental role in strengthening this relationship with place. Local stone introduces weight and regional identity, grounding the architecture within Córdoba’s material culture. Concrete provides structural clarity and a neutral canvas for spatial articulation, while wood introduces warmth and a tactile softness appropriate for domestic life. Metal elements support structural spans and sharpen architectural edges, and expansive glass surfaces dissolve boundaries between interior and exterior spaces. Together, these materials create a palette that is both restrained and expressive.

What distinguishes Residence 204 is not the individual presence of these materials but the continuity between them. Surfaces transition fluidly from one to another, avoiding abrupt contrasts and allowing walls, floors and openings to be perceived as parts of a single architectural language. This compositional continuity reinforces the idea that the house is not composed of isolated rooms but of spatial atmospheres that flow gradually across thresholds. Interior spaces extend visually toward the landscape, while exterior galleries feel like natural prolongations of the home’s interior life. One of the project’s most compelling architectural features is the structural design of the gallery roof. Using W310 metal profiles, the architects develop a single-pitched roof system capable of spanning five meters around the gallery perimeter without the need for intermediate columns. This solution does more than solve a technical challenge—it creates a generous edge condition that becomes one of the home’s most important spaces. The gallery functions as an inhabited threshold, a shaded environment where circulation, rest and social life overlap throughout the day.

This threshold condition reinforces the project’s central ambition: to blur the distinction between inside and outside. The gallery becomes a mediator between architecture and landscape, framing views of the garden while offering protection from sun and weather. Family life naturally expands into this intermediate space, where everyday routines unfold within a constant relationship to light, air and vegetation. In this way, the architecture supports a lifestyle that remains deeply connected to the rhythms of the surrounding environment.

Beyond its spatial qualities, Residence 204 also demonstrates a thoughtful understanding of regional architecture. Rather than relying on stylistic references or decorative gestures, the project engages with Córdoba through climate, terrain and material logic. The preserved tree anchors the plan, the partially embedded structure responds to topography and the extended gallery provides climatic moderation. Together, these strategies create a home that feels contemporary yet deeply grounded in its context.
