There is a quiet poetry in spaces that carry memory, where time leaves traces that architecture can gently reveal rather than erase. Within the former walls of industry, Baita Technology’s headquarters emerges as a thoughtful dialogue between past and present, balancing permanence with change.

The new headquarters of Baita Technology occupies a building deeply embedded in the industrial narrative of Rio Grande do Sul. Originally designed in 1922 by engineer Carl Hartmann, the structure was conceived for A.J. Renner, a company of notable importance in the region’s textile history. Built in reinforced concrete, the building stands as a testament to early modern industrial construction, distinguished by its generous spans and its iconic columns crowned with mushroom-shaped capitals. These structural elements not only define the spatial rhythm of the interior but also anchor the project in its historical context. Rather than imposing a new architectural language, the intervention is guided by a deliberate act of revelation. Layers accumulated over time are carefully peeled back to expose the original materiality, allowing the building’s industrial character to re-emerge with clarity and dignity. This approach transforms the structure into both a container and a narrative device, where the past informs the present and enriches the experience of those who inhabit it daily.

Central to the project is the intention to reflect Baita Technology’s identity through space. Early conversations with the company’s leadership shaped a design brief rooted in understanding operational flows, team dynamics and institutional values. From this collaborative process, the workplace is envisioned not merely as an office, but as an ecosystem—one that accommodates concentration, encourages interaction and allows for moments of pause within the rhythm of the working day. Prior to its transformation, the 130-square-metre area functioned as a storage facility, its latent spatial qualities largely concealed. The intervention capitalizes on its nearly four-metre ceiling height, introducing a vertical organization that unfolds across three distinct levels: the ground plane, a stepped seating structure and an elevated mezzanine. This layered composition enhances spatial fluidity while subtly defining zones of activity.

At the entry level, an open-plan environment hosts the so-called “noise team,” where collaboration and exchange are encouraged. Workstations are arranged between the exposed concrete columns, allowing the structural grid to inform the layout while reinforcing the building’s industrial identity. The openness of this area fosters visual connectivity, creating an atmosphere that is both energetic and cohesive. Within this same zone, a breakout space introduces a contrasting sensibility. Defined by loose, adaptable furniture and an unexpected synthetic grass floor, it offers a softer, more informal setting. This intervention invites alternative modes of occupation, encouraging users to step away from conventional workstations and engage with the space in a more relaxed and spontaneous manner.

"An industrial past reawakens through thoughtful intervention, shaping a workplace where collaboration and reflection coexist, and where architecture becomes an active participant in everyday experience."

Adjacent to the central workspace are areas dedicated to focused activity. The “focus team” zone and a meeting room provide quieter environments for tasks requiring concentration and privacy. These enclosed spaces are carefully integrated without disrupting the overall openness, ensuring a balance between accessibility and retreat. Beneath the stepped seating and mezzanine, support functions such as the pantry and storage are discreetly accommodated, maximizing efficiency within the compact footprint. The stepped seating structure emerges as a defining architectural gesture. More than a circulation device, it acts as a social condenser—hosting presentations, informal gatherings and collective moments that reinforce team cohesion. Its sculptural presence bridges the different levels, guiding movement through the space while establishing a sense of hierarchy and progression. From here, access is provided to the administrative areas and the CEO’s office, positioned on the mezzanine level to overlook the activity below.

Materiality plays a pivotal role in articulating the dialogue between old and new. The rawness of exposed concrete is preserved and celebrated, while contemporary insertions introduce warmth and precision. This restrained palette allows the original structure to remain the protagonist, while subtle interventions signal the building’s renewed purpose. The integration of the Baita brand within the spatial composition—most notably as a luminous installation above the main work area—creates a direct and memorable link between architecture and corporate identity. Light, both natural and artificial, is carefully orchestrated to enhance the spatial experience. The height of the space allows daylight to penetrate deeply, accentuating textures and casting soft shadows that shift throughout the day. Artificial lighting, in turn, is used to define zones and highlight key elements, reinforcing the layered nature of the design while contributing to a comfortable and productive environment.

The project transcends the notion of adaptive reuse as a purely functional exercise, evolving instead into an exploration of continuity where memory is not preserved as a static artifact but reinterpreted as a living framework for contemporary life. In redefining this industrial relic, Baita Technology’s headquarters demonstrates how architecture can mediate between history and innovation, cultivating culture, supporting evolving work practices and celebrating the enduring value of heritage, while bringing together structure, identity and experience in a workplace that feels both inspiring and deeply rooted in its origins.
