In the heart of Miami’s ever-evolving Brickell Avenue, the Nolan House quietly asserts the power of preservation as progress. At once intimate and visionary, the house’s rebirth as a Design Gallery creates a rare spatial dialogue—between the grandeur of a bygone era and the sculptural promise of 21st-century urban living.

Originally built in 1926 by banker George E. Nolan, the Nolan House once stood among the stately homes of Miami’s famed “Millionaire’s Row.” After acquiring the property in 2020, developer Ytech invested $20 million in a meticulous restoration, safeguarding its neoclassical proportions while reprogramming it for modern function. Within this historic envelope, visitors are immersed in contemporary elegance: Arclinea kitchens encased in Rimadesio glass, solid oak wardrobes, stone-carved vanities, and curated lighting by HLB Lighting Design. The preservation of the façade, trees, and landscaping adds a tactile authenticity, making the home not just a container, but a character in the evolving story of the city.

This convergence of past and future took center stage during “Inside The Nolan House,” a public event hosted by the Miami Center for Architecture & Design (MCAD), in partnership with AIA Miami and previewed by Ytech. The event welcomed the local design community, civic leaders, and architecture enthusiasts into a space that felt as much like an exhibit as a residence—complete with a suspended scale model of Miami, a 180° high-definition cinema, and immersive displays exploring the tower’s conceptual DNA. Upstairs, a full-scale model unit enveloped visitors in the tactile reality of what 1428 Brickell promises.

Beyond spectacle, the event underscored a deeper architectural ethos. As Gia Zapattini, Ytech’s Head of Architecture and Design, explained: “It’s a big decision to invest in preserving architecture. It reflects our values as developers and as part of Miami.” Her words encapsulate a growing movement in the city: to design with care, to build with memory, and to inspire through civic engagement. MCAD’s mission to make architecture accessible found a perfect platform in the Nolan House—a setting where storytelling, spatial quality, and community intersected.

"A historic context as foundation for the contemporary vision"

The architectural layering within the Nolan House is both technical and emotional. While structural updates and code compliance were essential, what truly defines the gallery is its atmosphere—a balance of stillness and sophistication. According to the design team, the building served not only as a showcase but as an incubator: many of the tower’s design decisions, from spatial sequencing to material palettes, were tested and refined within its walls. In this way, the house became the crucible for the tower’s identity. It was a complex yet wonderful assignment worthy of the beautiful building now under construction,” says Gigi Alvarez of G Alvarez Studio, Inc., which had the privilege of serving as architect of record for the Nolan House, the striking design showroom for 1428 Brickell.

Lighting played a critical role in shaping the visitor experience. As principal designer Sammy Berg of HRB Lighting noted, “It was a pleasure to bring the original luxury of the mansion back to life.” Exterior lighting subtly emphasized architectural flourishes, while interior luminance sculpted surfaces to highlight ACPV’s refined finishes. Together, they created a sensory environment where time felt suspended—where past and future cohabited with poise.





The event also served as a platform for education and dialogue. Representatives from MCAD and AIA Miami spoke passionately about fostering design literacy, hosting tours, lectures, and open houses to spotlight innovative projects like this one. Nick Garate from Arquitectonica, noted the importance of these gatherings: “We want to highlight not just the pragmatic side of architecture, but its poetic, civic, and cultural roles.”

As Brickell continues to evolve vertically, the Nolan House remains a grounding presence—a reminder that progress doesn’t require demolition, but discernment. It proves that in architecture, as in life, the most meaningful futures are those that respect their origins.
