Soft curves, warm materials and filtered light define the atmosphere of the 2701 Le Jeune Lobby. Inspired by the lush jardins of Coral Gables, the interior unfolds as a serene and immersive environment where movement feels intuitive and every detail contributes to a sense of comfort, rhythm and connection to place.
Located in Coral Gables, Florida, the 2701 Le Jeune Lobby by Perkins&Will Miami Studio presents a contemporary interpretation of the traditional commercial lobby. Rather than functioning solely as a point of transition, the space has been conceived as an experience—one that encourages pause, interaction and restoration. The project responds directly to its local context, drawing inspiration from the city’s architectural language and tropical atmosphere. At the core of the design is the idea of fluidity. Sinuous, curving forms guide movement throughout the interior, dissolving what was once a segmented layout into a cohesive and intuitive spatial journey. These gestures soften the architectural boundaries, allowing circulation to feel natural and uninterrupted while creating a sense of openness within the compact footprint.


The lobby’s defining feature is a dramatic central oculus that introduces circadian lighting into the landlocked interior. Designed to emulate the changing qualities of natural daylight, the lighting installation creates a dynamic atmosphere that evolves throughout the day. Beyond its visual impact, the feature contributes to occupant wellbeing by reinforcing a connection to natural rhythms and outdoor environments. Inspired by the lush jardin typologies synonymous with Coral Gables, the project interprets nature through materiality and form rather than direct imitation. The result is an interior that evokes the emotional qualities of a garden—calmness, softness and sensory richness—while maintaining a contemporary architectural language grounded in restraint and sophistication.


Natural materials anchor the design and reinforce its connection to the tropical character of South Florida. Wood, terrazzo, stone and integrated greenery work together to create a layered tactile experience. The palette feels warm and timeless, allowing each element to contribute subtly to the overall atmosphere without overpowering the space. Vertically ribbed wood panels wrap the curving architectural forms, emphasizing movement and continuity throughout the lobby. Their texture introduces depth and warmth while also improving acoustic comfort within the communal environment. The detailing creates rhythm at a human scale, balancing the project’s larger sculptural gestures with moments of intimacy and refinement.


Terrazzo surfaces extend seamlessly across flooring and integrated planter elements, reinforcing the monolithic quality of the design. The material’s durability and subtle tonal variation contribute to the timeless character of the interior, while stone accents provide contrast and visual grounding. Together, these finishes establish a quiet elegance that supports the project’s restorative ambitions.


Beyond aesthetics, the lobby has been designed to encourage connection and wellbeing. Spaces for respite and café-style gathering transform the interior into a social destination rather than a transient threshold. Captured through the photography of Robin Hill, the completed project reflects a careful balance between architecture, light and materiality—demonstrating how contemporary commercial spaces can foster comfort, community and a meaningful sense of place.
